Project Management

Contract Administration & Employer’s Agent Role

JCT contracts are commonly used on construction projects in the UK. Within the traditional forms of JCT contract, the Contract Administrator (CA) has a defined role and is responsible for administering certain terms of the contract. An Employer’s Agent (EA) is employed to administer the terms of a Design and Build contract.

Both roles cover a wide range of responsibilities and duties to ensure that the correct contractual procedures are followed in the day-to-day running of the contract. This includes the issue of documentation such as payment certificates, contract instructions, extensions of time, and completion certificates.

Building Surveying

As Chartered Building Surveyors, we provide a wide range of professional services including Technical Due Diligence, Party Wall Surveying, Building Pathology, Statutory Compliance and Planned Maintenance.

We regularly act for funds & investors offering pre-purchase inspections and vendor surveys. Our technical understanding of buildings is complemented by our commercial awareness and pragmatic approach. We work alongside the client’s wider team to fully profile the risks and opportunities of the acquisition.

Dilapidations & Lease Advisory

We provide specialist dilapidations advisory services to landlords and tenants. Claims for dilapidations have become increasingly complex from both a surveying and legal perspective. Having accurate, pragmatic and timely advice is fundamental in achieving a favourable outcome.

Our services include the preparation of Schedules of Condition; Interim & Terminal Schedules of Dilapidations; Dilapidations Liability Assessments; Monitoring of compliance works; and Negotiations of claim for both Landlord and Tenants.

Project Monitoring

Our project monitoring services are tailored for clients with an interest in a construction project, but where they don’t have direct control. These will typically be funders, investors, JV partners or occupiers who want to ensure they are provided with an independent assessment of project progress, quality control, costs and health and safety. Our team will undertake regular inspections and report back to the client with an objective view of progress and an assessment of any risks which need to be managed.

Sustainability

C6 Projects prioritise sustainability throughout the construction process. Our aim is to have a positive environmental and financial impact by lowering construction and operational costs, increase asset value and occupancy rates. Taking a sustainable approach to construction reinforces a company’s Environmental Social Governance (ESG) strategy – which is something stakeholders are increasingly paying attention to.

The SKA rating is a Royal Institute of Chartered Surveyors (RICS) environmental assessment method, benchmark and standard for non-domestic fit outs. It helps landlords and tenants assess fit out projects against a set of sustainability good practice criteria known as Good Practice Measures (GPM). The SKA rating is a way for businesses to prioritise sustainability in a quantifiable way. The assessment criteria cover 8 categories: Energy; CO2; Waste; Water; Pollution; Transport; Materials; Wellbeing.

Health & Safety

The CDM Regulations, also known as Construction (Design and Management) are the principle set of regulations for managing the health, safety and welfare of construction projects. They apply to all construction activities within mainland UK, regardless of the size of the project, the nature of the works, or the type of client the works are being undertaken for. They apply a ‘start to finish’ approach to a construction project, ensuring that any development design proposals are “Safe to Build, Safe to Maintain and Safe to Demolish.”

C6 Projects offer CDM consultancy services for our commercial clients undertaking construction projects. We understand the importance of providing a proactive, robust and effective service to ensure our clients comply with the regulations whilst managing other cost and programme constraints.

Clerk of Works

Our Clerk of Works play a vital role in looking after our clients’ interests during larger construction projects. They carry out regular inspections, check completed works against designs, measure and sample building materials, and identify defects. By keeping records of progress, they help facilitate negotiations and claims for contract variations. They will issue regular reports to clients’ and the design team and provide practical advice on the projects when required.
